This decision represents another unwelcome approval of a large boxy dormer. This time it's fortuantely at the rear but unfortunately runs flush with the gable wall.

We consider that the rear dormer extension above the existing rear extension isoverdevelopment, extremely unsightly and not covered by permitted development as it is not anextension of the main roof. We accept that the dormer extension over the main roof is permitteddevelopment, although in order to comply it must be set back from the existing eaves by 200mm.The side of the main dormer extension should be set back slightly from the face of the (raised)gable wall so that it reads as a dormer behind a balanced symmetrical gable wall rather than as adistorted and ill proportioned box roof extension as drawn. We recommend refusal of theapplication as submitted.
