We have no concerns about the proposal for two additional bedrooms over the garage,but would not support the additional 2 bedroom house, which would extend the terracesignificantly, look ungainly and make the area look overcrowded. Furthermore, the designproposed is not sufficiently resolved in order to be considered for full planning permission. Werecommend refusal.


My objection is to the proposed 2-bedroom 2-storey single dwelling at 11 Beloe Road.

1. Corner properties of terrace houses benefit from larger plots, and No.11 Beloe Road is onesuch property. The larger plot gives a feeling of space and light at this corner, which is important inthe context of the road, as well as providing additional garden space to benefit the environment.The value of this space is difficult to quantify, but I believe its removal by the construction of a 2-storey dwelling would be detrimental to local residents.

2. The proposed dwelling extends the building line of Beloe Road at this corner, and thereforereduces visibility to traffic as it negotiates the sharp bend in the road. It will create the hazard of ablind bend.

3. The new dwelling has been designed to fit into a space which was never intended for anotherdwelling. The exterior walls must follow the bend in the road which is more than 90 degrees,resulting in an oddly shaped property, not in keeping with others in the terrace. Not only is ittherefore extremely narrow in width, but it narrows significantly from front to back.

4. If the new dwelling becomes the new end of terrace as is proposed, the frontage line of theterrace will be out of kilter, as it will be interrupted by the existing garage. Normally the garage isattached to an end of terrace dwelling, as it is now.

Although I have no objection to the 2-bedroom extension over the existing garage, it is part of thepresent application, so I ask that the whole application be refused.
